Job Description

Legacy Commercial Properties is a rapidly growing real estate company headquartered in Brentwood, TN. Legacy is part of Highland Ventures, a family-owned real estate conglomerate. Legacy owns and operates a portfolio of 650+ properties across 20 states. Legacy operates in the multi-tenant retail and office asset classes and possesses an internal property management team, leasing team, construction team, and acquisitions team. The Company’s growth is focused on build-to-suit NNN development, retail strip center acquisitions and development, and tenant improvement projects. 

We are looking for a qualified and experienced individual to lead our construction team through ground-up builds, speculative estimating, process improvement, and improving accuracy and communication across the organization. The Director of Construction should take pride in quality workmanship and building lasting positive relationships with vendors, customers, and internal stakeholders. With over 20 projects in process, and growing, the Director of Construction is responsible for building a construction platform for Legacy Commercial Properties. 


The Director of Construction should possess some or all of the below knowledge, skills, and abilities:

  • Proven ability to estimate costs for retail construction projects before construction documents are final 
  • Strong ability and knowledge of the retail pre-construction process, including ability to hire and manage architects and engineers, as well as work with cities  
  • Strong capacity to budget and value engineer projects, when necessary 
  • Proven contract negotiation skills, with knowledge base to negotiate and assist drafting of major construction-related contracts
  • Strong decision-making skills with the ability to weigh alternatives and make the proper decisions or recommendations across the organization
  • Ability to hire and oversee major general contractors and sub-contractors and communicate newly negotiated timeframes, costs, and project changes effectively to the relevant internal and external stakeholders
  • Capacity to implement new processes related to lien waivers, software systems, reporting, and other items to create operational efficiencies 
  • Ability to manage and organize Legacy’s landlord work projects as part of Legacy’s leasing efforts that involve construction to ensure tenants are able to commence leases as soon as possible
  • Capacity to guide leasing associates on site plan changes, building additions, further demising a building, or other possibilities for new tenants
  • Skilled with construction-related document preparation including zoning documents, site plan submittals, RFIs, and close-out documents
  • Possesses the field experience to evaluate the status of projects in relation to projected completion date
  • Capability to build owner-level reporting to summarize timelines, project cost, variance, and other key construction metrics
  • Competent with site plan creation and revision to optimize building site efficiency 
  • Means to represent the company with the utmost integrity in all aspects and interaction with customers, vendors, subcontractors, and the general public


Experience and Skills:

  • Commercial Real Estate Development and Construction within higher volume retail ground-ups and remodels 
  • Legal contract negotiation experience
  • Bachelor's Degree, preferably in a related field (architect, engineer, construction management, etc.)
  • Owner/developer background
  • Extensive experience managing GC's and architects 
  • Leadership and supervisory experience with ability to grow, train, and develop an internal efficient construction team 
  • External supervisory experience with general contractors, sub-contractors, architects, engineers, and other outside vendors 
  • PC Skills (Microsoft Office, Word, Excel, Outlook, Bluebeam and Project Management Software).

Position type and expected hours of work 

  • Willing to travel 15-25% of time
  • This is a full-time position.  Days and hours of work are typically Monday through Friday, 8/9:00 a.m. to 5/ 6 p.m.  The home office is located in Brentwood, TN and team members are required to work in the office 5 days per week.
